A Drip technician setting a leak sensor on the floor at the base of a kitchen cabinet.

Meet Drip.

Your all-inclusive leak protection service.

Placed by us. Monitored by us. Inspected by us.

Nothing here is sold as a box you set up yourself. The hardware is the part you can see; the service around it is the product.

How it works

Water sensors

On the floor at every water source, where a leak turns up first. Battery powered, and nothing for anyone in the suite to do.

The Drip water sensor: a low white disc with a water-drop mark on its face.
  • Where water arrives first

Under the sink, behind the toilet, at the dishwasher, the washer and the tank. Placement comes out of the survey, not off a diagram.

  • Batteries measured in years

Every sensor reports its own battery, and we replace them on schedule — months before one would run down.

  • A quiet sensor is an alert

Silence is a fault, not an all-clear. A sensor that stops checking in raises an alert of its own.

  • Nothing to set up

Residents do not pair them and cannot switch them off. Every sensor is monitored whether anyone downloads the app or not.

The hub

It hears every sensor around it, through concrete, and reports straight to our monitoring centre.

HubThe Drip hub plugged in on a shelf in a mechanical room
  • Plugs into power

A mechanical room, a corridor cupboard, a suite — anywhere with an outlet. There is no cabling to run.

  • Reaches through the building

Long-range radio built for concrete and steel, so one hub covers the suites, corridors and plant rooms around it.

  • Watched as closely as the sensors

The hub reports on itself continuously. If it goes quiet, we know, and we are the ones who act on it.

  • One hub, many doors

Adding a suite later is a sensor, not another install. The hub is already there and already listening.

Shut-off valve

Optional, and the only part that stops water rather than reporting it.

ValveA motorised shut-off valve fitted on a supply line
  • It closes on its own

When a sensor finds water the valve closes, instead of the water running until somebody arrives.

  • Fitted and tested by us

We install it, and we test it at the annual inspection the same as every sensor.

  • Detection works without one

The sensors, the monitoring and the dispatch are the product. A valve shortens what happens next.

  • Where it goes depends on the building

Per suite or on the riser. The survey answers that before anything is quoted.

The resident app

Their own suite, room by room. Free with every install, and never the thing that has to catch it.

  • Free for every resident

It comes with the package. Nothing extra to buy, and nothing for anyone in the suite to configure.

  • Claimed by scanning a card

Our technician leaves a card for the devices in that suite. Scanning it claims them — there is no network to join.

  • Optional, on purpose

The sensors are live and monitored from the day they are placed. A building is fully covered whether residents download it or not.

The property dashboard

Every address you look after on one screen, and one status that tells you whether today needs you at all.

The Drip property dashboard: six buildings, no open alerts, every one all clear.
  • One view across the portfolio

Every building, floor by floor, with what was tested and when. Counts and statuses, not a feed to watch.

  • Quiet is the normal state

Most days it reads all clear. That is the point of it — you are not being asked to monitor anything.

  • The record your broker asks for

Inspections and alerts are written down as they happen, so the file is already there at renewal.

Sensors need no plumbing at all.

Four parts, and the one thing you cannot buy in a box.

Water sensors

Battery powered, on the floor where water arrives first. Batteries last years, and we replace them on schedule rather than waiting for one to run down.

One hub

Sits anywhere with power and hears every sensor in the building, through concrete. It reports straight to our monitoring centre.

Shut-off valve

Optional. Detection works without one — a valve is what stops the water instead of waiting on a technician. We fit it and test it every year.

The annual inspection

Every sensor tested, batteries replaced early, coverage rechecked against how the building is used now, and a written report for your file.

The monitoring centre

Every alert is confirmed by an operator before your phone rings. We work down your contact list, and a Drip technician is dispatched when the situation needs one. You are never left holding a notification.

Ten minutes and a towel, or ten days and a renovation. That difference is the whole product.
